Beltorre Deed Restrictions

  • Single family residential homes only with no time frame to start construction.
  • Plans and specifications must be approved by the Beltorre Design Review Committee prior to construction.
  • Home dimension requirements: Minimum of 2500 ft2 heated area and a minimum of 3,500 ft2 under roof (including garages and porches). Maximum height of 45' and minimum width of 65'.
  • 75% of outside walls of any residence must be 10' or taller.
  • Front and Side exterior walls must be 100% masonry, and the rear may be 50% masonry. Masonry is defined as rock or stucco. Brick can be used for accenting purposes only.
  • Maximum of 24" exposed slab elevation.
  • Vinyl or Wood windows only.
  • One guesthouse or workshop under 850 ft2 is allowed on each lot (must match house and adhere to design standards of the restrictions).
  • Roof pitch on main body of the house must be 7/12 or greater. Roofs must be constructed of tile, metal, or architectural dimensional shingles in weatherwood or similar color.
  • Each home is to have a rear or side entry garage with a minimum capacity of 2 vehicles. Additionally, all homes must have off street parking for 2 additional vehicles.
  • All driveways, parking and sidewalks must be concrete or pavers.
  • Maximum of 3 household pets per lot, and must be fenced at all times. (A buried wire/ shocking device does not constitute fencing).
  • Fencing can not exceed 6' in height and must be wrought iron or stone. All fencing must be behind the front elevation of the home.
  • All homes must be landscaped. Landscaping to extend 50' out from the front of the home.
  • Swimming pools must be permanent in-ground type.
  • All lot owners automatically become members of the Beltorre Property Owners Association.
